Here’s how we navigated this unique scenario:

Title Examination

We conducted a thorough title search to verify ownership and assess any encumbrances. Ensuring a clear title was critical for the Trust’s interests in obtaining refinance.  This included a significant number of specialist searches and enquiries.  The work also comprised of checking and reviewing all sub-occupancies and any prescribed requirements in this regard.

Legal Documentation

We reviewed and reported on legal documents, including the mortgage documents and security suite.

Trust Communication:

Effective communication with the Trust was essential.  We addressed any concerns promptly, ensuring transparency throughout the process.

Timely Completion:

Our team worked diligently to meet the 4-week timeline.

Coordination with Lenders and Other Parties:

Effective communication with the lender, broker, borrower, outgoing lender and other involved parties such jurisdictional legal opinion counsel was absolutely essential.

Our timely submission of required documents ensured a smooth process.

Closing Process:

On the closing day, we facilitated the signing of documents and funds movement by effective communications with the outgoing Bank, the new Lender and our Accounts team.
