The latest Guernsey Residential Property Prices Bulletin for Q2 2026 was released this morning, with the figures showing continued strength across the Island’s residential property market.
The mix-adjusted average Local Market purchase price increased to £608,844, up 0.8% on the previous quarter and 2.1% compared with Q2 2025, reflecting steady growth in property values.
Market activity has also picked up considerably, with 261 Local Market transactions completed during Q2 2026. This represents a significant increase on both the previous quarter and the same period last year, indicating sustained buyer confidence and strong demand.
The Open Market has remained resilient, with a median sale price of £1.989 million. Meanwhile, the average Local Market rental price reached £2,138 per calendar month, an increase of 3.1% year-on-year, underscoring the continued strength of the rental sector.
There was also positive news on housing supply, with a net increase of 107 residential property units recorded during the year ending June 2026, providing some welcome additional capacity to the Island’s housing stock.
