The latest UK House Price Index (HPI) figures have been released, offering insights into regional market shifts across England, Scotland, Wales and Northern Ireland.
National Overview
- Average property prices dropped 2.8% since March 2025
- Annual growth holds at 3.5%, placing the average UK property value at £265,000
England
- Monthly decline of 3.7%
- Annual rise of 3%, bringing the average property value to £286,000
- London saw the strongest monthly rise: +2.6%
- North East recorded the sharpest monthly drop: −8.1%
- However, the North East also led annual growth with +6.4%
- South West had the lowest annual increase at 0.9%
London Spotlight
- Average property prices rose by 2.6% since March
- Annual increase of 3.3%
- The average London property now stands at £567,000
