We in the UK Real Estate team at Ferbrache & Farrell LLP always advise our clients on the importance of keeping address for service information accurate and complete with HM Land Registry.
This is because a number of our clients are corporate entities or trust structures, and addresses for service may be registered offices (which can change).
HM Land Registry will send very important title information to such addresses, and often that information may require time critical steps to be taken.
If the address for service is incorrect, then required actions may not be taken, which in the most unfortunate situations might lead to losses for the registered proprietor, and for which administrators may otherwise be responsible under the terms of their engagement.
Historically, HM Land Registry would check across deeds and documents for service address details to match, and if they did not, then a requisition would be raised to deal with the issue.
Now, HM Land Registry will not be cross checking this data, and it will serve documents on the most recent address it holds.
Therefore, it is important to check for accuracy.
If service addresses are incorrect, then a formal application now needs to be made to HM Land Registry, all of which is designed to streamline the operation of HM Land Registry generally.
